This Privacy Policy explains how Jared Hrabovsky (NMLS #408959) and Rate Advantage, a branch of NEXA Mortgage, LLC (Company NMLS #1660690) (“we,” “us”), handle information you give us through this pre-approval page (the “Site”). It covers the Site only. Submitting the form here is not a loan application.

1. Information we collect

What you type or select in the form:

  • Full name, email address and mobile phone number
  • Where in Texas you plan to buy (the city or area you choose or type in) and when (your timeline)
  • Price range, your self-reported credit range, whether you are a first-time buyer, and whether you are working with a real estate agent

Your consent record: whether you checked the phone/text consent box, the exact consent wording shown to you and its version, the date and time, and the page address where you agreed.

Technical information sent with the form: your IP address (recorded by our form service when you submit), your browser’s user agent, the page URL, the referring page, and any campaign tags in the link you used (for example, utm_source).

The form does not ask for your Social Security number, date of birth, income or bank details, and submitting it does not pull your credit. A copy of your consent record is also kept in your own browser’s local storage. We do not use advertising cookies or tracking pixels on this Site.

2. How we use it

  • To contact you by phone, text or email about home buying and mortgage options, including pre-approval
  • To prepare for that conversation (for example, which programs may fit your timeline and price range)
  • To keep a record of your consent and of opt-out requests
  • To protect the Site and the form from spam and abuse

Your information is used only by Jared Hrabovsky, Rate Advantage and NEXA Mortgage, LLC. We do not sell your information, and we do not share it with third parties for their own marketing.

3. Service providers

We use a few service providers to run this Site. They process your information for us and are not allowed to use it for their own marketing:

  • Formspree receives the form, delivers it to Jared by email and stores a copy of the submission.
  • Our website hosting provider serves the page and may keep standard server logs, such as IP addresses and request times.
  • Email and phone providers are used when we contact you.

We may also disclose information when the law requires it, to respond to legal process, to protect rights and safety, or to a successor in a business transfer.

4. Phone calls and text messages (TCPA / SMS terms)

  • If you check the consent box, you agree that Jared Hrabovsky and Rate Advantage, a branch of NEXA Mortgage, LLC, may call and text the number you gave us. This may include automated technology and prerecorded messages.
  • Consent is not required to buy any property, loan or service. You can call (832) 520-9963 instead.
  • Message frequency varies. Message and data rates may apply.
  • Reply STOP to any text to opt out of texts. Reply HELP for help. You can also opt out of calls by telling us on a call or by contacting us (see section 10).
  • We do not share mobile numbers or text-messaging consent with third parties or affiliates for their marketing.

5. If you apply for a loan

If you go on to apply for a mortgage, the information you give in that application is collected by NEXA Mortgage, LLC under federal financial privacy law (the Gramm-Leach-Bliley Act). The NEXA Mortgage, LLC privacy notice you receive with your application governs that information. The online application is a separate service with its own terms and privacy disclosures.

6. How long we keep it

We keep form submissions for as long as reasonably needed to respond to you and follow up, and to keep the records of your consent and opt-out that the law requires. After that we delete them or make them anonymous. If you become a loan applicant, the retention rules for loan files apply.

7. Security

The Site uses encrypted connections (HTTPS). We limit access to your information to people who need it to help you. No method of sending or storing data is completely secure, so we cannot guarantee absolute security. Please don’t send sensitive financial information through this form.

8. Texas residents

This Site is for home buyers in Texas. If you are a Texas resident, you can contact us to ask what information we hold about you from this Site, or to have it corrected or deleted. We will respond within 45 days. Some information may be kept where the law requires it, such as records of your consent and opt-out. Texas consumers can also contact the Texas Department of Savings and Mortgage Lending (see the notice at the bottom of this page).

9. Children

This Site is not directed to children. It is meant for adults 18 and older. We do not knowingly collect information from anyone under 18. If you believe a minor has submitted information, contact us and we will delete it.
